Business Feature: Tanya Holland Real Estate

For nearly 20 years, Tanya Holland Real Estate has helped Marion County residents find their dream home.

Tanya Holland Real Estate does listings and sells a lot of its own property, but its listings are open for other realtors.

“We had had another great year and have moved a lot of property,” owner Tanya Holland said. “We are needing some listings. We have a good bit but still need more.”

Holland, who has been in real estate since 1993 and opened her own agency in 2003, said there have been a lot of changes in real estate and in the mortgage loan industry with new rules and regulations that have caused businesses like hers to adapt.

Holland said it’s encouraged for customers to get pre-approved for a home loan first because the agents don’t want to waste anybody’s time showing them properties they won’t be able to purchase.

“We’ve tried to educate people over the years to try to get pre-qualified for a house,” she said. “Also what has helped in the pre-qualification part is if for some reason they can’t qualify to get a loan right now, the mortgage lender can give them tips of what they can do over the course of six months to a year to work on their credit and be able to get a loan.”

Holland added it’s also vital for people to understand that having little or no credit is just as bad as having a poor credit score.

There are three full-time agents at the company, including Holland, Jeni Butler and Merri Anne Fortenberry. Dwana Myers is the property manager, and Lynda Swearingin is the secretary. Holland said they all have caring and outgoing personalities that complement each other well.

“We work hard, we work good together and we’ve all been blessed. It’s like a big family,” she said. “We cry together, and we laugh together. It’s a good fit for everybody.”

The company is in the property management business as well and rents out homes to people and manages them.

“We’re a full-service real estate office and are here all the time,” Holland said. “We have two to three agents at all times so we’re right here to be able to answer the phone and answer any questions that may come up.”

Holland said that while the agents do a lot of work with friends and people they know, that they even become friends with the customers they work with by the time the process of purchasing a property is over. They also take it upon themselves to help out-of-town customers get acclimated to the area by showing them around town and informing them on where to go for all of their needs.

Holland said the main goals when customers come through the door are to make them feel at home, let them know they’re cared about and try to help them.

“This process can be very crazy. It can be very stressful so that’s why we try to be there for them every step of the way. You wouldn’t think buying a house would have to be like that, but it is,” she said. “We’re going to be right there with them to guide them through all of the steps.”
